Ryan Companies begins construction of luxury apartments at 135th and Antioch

OVERLAND PARK, KS (October. 12, 2023) – Ryan Companies and EPC Real Estate Group representatives joined the Overland Park Chamber and local officials to break ground on the new OsLo project. The OsLo is a four-story, 413-unity luxury Class A apartment building located at the intersection of 135^th Street and Antioch Road in Overland Park. Ryan Companies US, Inc. – a commercial real estate solutions provider – started construction last month and the project is expected to be completed by late 2025.

The OsLo is being built in partnership with its operating partner EPC Real Estate. The 550,000-square-foot building will include 413 apartments, abundant green space, and a luxury clubhouse. Smart technology will be fully integrated for residents, enabling residents to use a smartphone app to perform a variety of conveniences including accessing the building and their individual units, controlling their thermostats, and receiving package delivery notifications from a package system with controlled access. For electric vehicle users, there will be charging stations available. A focus on health and wellness will be incorporated into the property to align with Scandinavian architecture. In addition to the property’s amenities, residents will be within walking distance from retailers, restaurants, entertainment, and public transit, as well as several recreation sites including the Tomahawk Creek Trail, Blue Valley Recreation, and the Scheels Overland Park Soccer Complex.

Ryan is the developer, builder and capital markets partner of this project. Joining Ryan, NSPJ Architects will serve as the architect of record; Olsson will provide civil engineering; Lankford & Associates will provide mechanical, electrical and plumbing (MEP) engineering; and Bob D. Campbell will provide structural engineering.

The OsLo is Ryan’s third multifamily project in the Kansas City market. Ryan completed Urbane at The Glade this year and is currently serving as the general contractor for Park 39 in Kansas City, which is expected to be move-in ready by early 2024.
